CapitaCommercial Trust Management Limited ("CCTML" or the "Manager") is an indirect wholly-owned subsidiary of CapitaLand, one of the largest listed real estate company in Asia.


Manage

The Manager maximises the performance of the CCT assets through proactive management of the properties to ensure a sustainable growth for CCT.

The Manager’s constant dialogue with tenants provides a firm foundation for our proactive leasing efforts, and helps ensure the renewal of the leases before expiry. Customised leasing solutions are tailored to help address both the current and future needs of tenants.

CCT is more than a provider of commercial space. The Manager takes a holistic approach to address tenants’ key business needs and create opportunities for tenants to network and acquire new knowledge during tenant networking sessions. The well-maintained and conveniently located properties, coupled with the Manager’s commitment to customer service excellence, will allow CCT to become the landlord of choice for both existing and prospective tenants.

The Manager actively seeks to maximise income from car parks and non-rental income sources like advertising panels and casual leasing, and keeps a stringent control on property expenses to maximise yields of existing assets.


Reposition

The Manager constantly looks for opportunities to improve or sustain returns through repositioning of selected existing CCT properties. Initiatives such as strategic asset enhancement work or reconfiguring the tenancy mix will improve asset performance and ultimately deliver greater value to Unitholders.


Acquire

The Manager employs a strategic three-pronged strategy to acquire assets that are yield-accretive and provide potential for CCT’s net asset growth. The Manager focuses on high-quality commercial buildings which may be acquired through direct, indirect or partial holdings from third party vendors as well as CapitaLand.

CCT’s acquisition growth strategy is enhanced by:


the scale of CCT’s portfolio;
a conservative capital structure;
a wide mandate to invest in income-producing commercial properties; and
an encompassing delivery platform supported by CapitaLand.

Diversify

The Manager aims to create a diversified portfolio by expanding into different commercial building segments as well as geographical regions.

Besides a core focus on prime office properties, the Manager intends to look into high quality, yield-accretive investment opportunities such as mixed developments and high-tech industrial building.

The Manager's plans to widen CCT’s regional presence, and penetrate into the selected markets of Beijing and Shanghai, China and Kuala Lumpur, Malaysia, will help diversify the portfolio geographically.
